Agreement to these terms

These Terms of Service ("Terms") govern your access to and use of truevalleyhomes.com (the "Site") operated by True Valley Homes, the brand of WLC Holdings, LLC, and Kat Homes, LLC ("we," "us," or "our"). By using the Site, you agree to these Terms. If you do not agree, please do not use the Site.

Use of the site

The Site is provided for informational purposes about our apartment communities and rental services in Phoenix, Arizona. Content may include property descriptions, photos, contact information, embedded listing feeds, and blog-style guides. All content is provided "as is" and may be updated, changed, or removed at any time.

You agree not to:

• Use the Site in any unlawful manner or for any unlawful purpose.
• Attempt to gain unauthorized access to any portion of the Site or its underlying systems.
• Interfere with or disrupt the Site's operation, security, or availability.
• Scrape, mirror, or systematically extract data from the Site without our prior written consent.
• Submit false, misleading, or fraudulent information through any form on the Site.

Property availability & pricing

Unit availability, pricing, promotions, and amenities shown on the Site are subject to change without notice. Nothing on the Site constitutes an offer, contract, or guarantee of tenancy. Leasing terms are governed solely by a signed lease agreement executed between True Valley Homes (or its affiliated entity) and the resident. Any move-in specials advertised are subject to availability and may have conditions disclosed at the time of application.

Fair housing

True Valley Homes is an Equal Housing Opportunity provider. We comply with all applicable federal, state, and local fair housing laws and do not discriminate based on race, color, religion, sex (including gender identity and sexual orientation), familial status, national origin, disability, source of income, or any other protected class under Arizona or federal law.

Third-party services

The Site may include links to or embeds of third-party services, including but not limited to ShowMojo (rental listings), Google (fonts, analytics, ads), and Firebase (hosting and backend services). Use of those services is governed by the respective third party's terms. We are not responsible for the content, policies, or practices of any third-party service.

Intellectual property

All content on the Site — including text, photographs, logos, graphics, and layouts — is owned by True Valley Homes or licensed to us, and is protected by copyright and trademark laws. You may not reproduce, distribute, or create derivative works from the content without prior written permission.

Disclaimer of warranties

The Site is provided on an "as is" and "as available" basis. To the fullest extent permitted by law, we disclaim all warranties, express or implied, including but not limited to merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Site will be uninterrupted, secure, or free of errors.

Limitation of liability

To the fullest extent permitted by applicable law, True Valley Homes and its affiliates, officers, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of the Site, even if we have been advised of the possibility of such damages.

Indemnification

You agree to indemnify and hold harmless True Valley Homes and its affiliates from any claim, demand, or loss arising from your violation of these Terms or your misuse of the Site.

Governing law

These Terms are governed by the laws of the State of Arizona without regard to conflict of law principles. Any dispute arising under these Terms will be brought in the state or federal courts located in Maricopa County, Arizona.

Changes to these terms

We may update these Terms from time to time. When we do, we will revise the "Last Updated" date at the top of this page. Your continued use of the Site after changes indicates your acceptance of the updated Terms.
