How close is "near ASU," actually?
ASU's Tempe campus sits right off Apache Boulevard, between Mill Avenue on the west and Rural Road on the east, with Tempe Town Lake just north. The light rail cuts across the entire campus area, which makes the conversation about distance way more useful than a plain mileage number.
Broadly, there are four bands to think about:
- Walking distance (0–1 mile): You're on campus in under 20 minutes on foot. Expect premium pricing, dense student populations, and the occasional noisy weekend.
- Bike / e-scooter distance (1–2.5 miles): Still quick on a bike, less crowded, and often a noticeably better rent-per-square-foot.
- One light-rail stop away: Smith-Martin / ASU, College Ave / ASU, and the Apache Blvd stations let you skip a car commute entirely. Apartments a few blocks from these stations often feel like a different neighborhood for less money.
- Central Phoenix with rail access: If your schedule doesn't require daily campus visits — or you want a different lifestyle — a Central Phoenix apartment plus rail can beat Tempe for overall quality of life.
Who this matters to
The right answer depends on who you are:
Undergrads
Walking distance usually wins if you can afford it. Dorm-adjacent apartments put you near classes, Sun Devil Fitness, and the social gravity of Mill Avenue. Look at total cost (rent + utilities + parking) rather than headline rent.
Grad students
A bike ride out or a rail stop away tends to be the sweet spot — quieter, more affordable, still close enough to head to the library or a lab meeting. Dual-income grad couples often like this band best.
ASU staff, faculty, and employees working in Tempe
Commuting-friendly neighborhoods on either side of campus work well. Some people pick North Tempe (toward Tempe Town Lake) for the waterfront vibe; others pick South Tempe for more space.
Phoenix-based renters with an ASU connection
If you only head to campus a few days a week, living in Central or Uptown Phoenix and riding the rail south can make more sense than paying Tempe-adjacent prices.
Rent expectations
Tempe has compressed rents in recent years — good deals still exist, but you have to look. Very rough market bands (always verify with current listings):
- Studios near campus: roughly $1,150–$1,600, with the high end in newer student-focused high-rises.
- 1-bedrooms: roughly $1,300–$1,900, depending heavily on walkability and building age.
- 2-bedrooms: $1,600–$2,400, often marketed with by-the-bed pricing for student roommates.
Rent in nearby Phoenix neighborhoods tends to run 10–20% less for similar square footage, which is why the light-rail option is worth seriously considering.
Things to actually check before signing
- Lease calendar. Some Tempe buildings run August-to- July to match the school year. Signing a standard 12-month lease in a building that's mostly turning over in August can be awkward.
- By-the-bed vs. by-the-unit leases. Student-focused buildings often lease individual bedrooms. That has upsides (a roommate skipping out doesn't wreck you) but makes the lease language longer. Read carefully.
- Guarantor requirements. If this is your first lease, most landlords will ask for a cosigner. Ask up front so you're not scrambling.
- Transit stop quality. "Near a light rail stop" only matters if the walk feels safe after 9pm. Tour in the evening too, not just midday.
- Air conditioning redundancy. A failed A/C unit in July is an emergency, not an inconvenience. Ask about response times for urgent maintenance.
A few Central Phoenix alternatives
Students and young professionals with ASU ties often overlook Central Phoenix because it feels far. It isn't — especially by rail.
